Condo viewing checklist: inspect the unit, building and commute
Urban Hive · Content updated
View the actual unit you may rent or buy, not only a similar room. Check its condition, the building rules and the commute at a realistic time. Ask the advertiser to confirm any missing or conflicting facts and record agreed repairs before signing.
Inside the actual unit
Check doors, locks, windows, ventilation, visible moisture, plumbing fixtures and the condition of included furniture. Ask permission to test air-conditioning and appliances safely. Record existing damage and distinguish supplied items from staging. Do not photograph private documents or other residents. A photograph can show condition but does not establish ownership, structural safety or a warranty.
Building access and shared facilities
Ask the building office about access cards, visitor rules, deliveries, parking, move-in times, pets and facility access. Distinguish a shared pool or gym from an entitlement included with this particular unit. Confirm current fees, restrictions and closures rather than relying only on an old brochure. Do not infer a restriction is absent because a listing omits it.
Test the real journey
Check the actual pedestrian entrance, crossings, route to the station and any shuttle schedule. A straight-line map distance is not a measured walking route or journey time. Try the trip at the time you normally travel and consider rain, heat, accessibility and late-night access. Record the specific station and entrance used in your comparison.
Turn observations into written decisions
Compare the viewed unit with the listing’s area, floor, bedroom layout, price and available date. Ask how discrepancies will be corrected and who will complete agreed repairs. Keep the viewing notes, inventory and final terms together. A useful viewing narrows uncertainty; it does not remove the need for document checks or qualified legal and technical advice when appropriate.
Common questions
Is a video tour enough to confirm condition?
A tour helps shortlist, but it may omit faults or show a different date or unit. Confirm the actual unit and arrange an inspection appropriate to the transaction.
Does a nearby station label prove walking time?
No. Confirm the real entrance and route, then measure or test the journey under relevant conditions.
