How to read building facts, listing prices and availability
Urban Hive · Content updated
A building profile describes shared project information; a listing describes one advertised unit. Neither should fill gaps in the other by assumption. Check the recorded source, date and the exact unit details, and treat unrecorded facts as unknown rather than false or verified.
Building-level versus unit-level facts
A project name, common facilities and general location can apply to a building. Rent, unit area, bedroom layout, included furniture and available date belong to the individual unit. A listing in the same building may have a different owner, price and condition. Do not copy one unit’s asking price into a building-wide starting price without actual qualifying evidence.
What a source record establishes
A source name or URL explains where recorded information came from. A source check date describes that check, not a guarantee that every fact is still current. Review the underlying source where available. If source metadata is missing, ask for confirmation; do not assume the data was independently inspected or that the building does not exist.
Three different dates
The listing update time, an availability check and a future move-in date answer different questions. Editing text does not establish that a property is vacant today. An availability flag is advertiser-reported information, not a reservation. Confirm the intended move-in date and ask when the advertiser last checked the actual unit.
Comparing without manufacturing certainty
Compare asking prices using the recorded currency and rent period. Ask about missing floor area, location labels, parking or pet rules rather than substituting neighbourhood averages. Map points and nearby-place labels are useful context but do not prove travel time. Share the listing URL and the specific uncertainty in your enquiry so the advertiser can answer it directly.
Common questions
Does “not recorded” mean the facility is unavailable?
No. It means the record does not establish the fact. Ask the building or advertiser for current evidence.
Does an updated listing guarantee the unit is still available?
No. A content update and an availability check are different. Reconfirm current availability before arranging payment or a move.
